Performance snapshot
Performance snapshot for damage claims
- 88%
- claim approval rate (Damage claims submitted with Lodging Gurus-prepared evidence, engagement period)
- 0%
- claim-related retaliation (Reviews following claim filings during the engagement, engagement period)
Damage was costing this host twice: once in repairs, again in claims that were filed late, thin or not at all. Lodging Gurus installed evidence capture at turnover, built each claim as a documented case, chronology, photos, invoices, policy mapping and submitted only with owner approval. 88% of submitted claims were approved and no claim triggered a retaliatory review during the engagement.
Challenges in damage claims
Damage was found late, photographed casually and claimed inconsistently.
Platform deadlines were missed because evidence assembly took too long.
The owner feared filing claims would provoke retaliatory reviews.
No record connected incidents, costs and outcomes.
What we did for damage claims
Evidence standards at turnover: timestamped photos and checklist documentation as default behavior, not crisis response.
Incident chronology: reservation details, message history, discovery, documentation and repair costs assembled into one case file.
Platform-policy mapping: each case checked against current platform claim policy before submission.
Owner approval gate: every claim reviewed and approved by the owner before filing.
Outcome tracking: decisions, payouts and follow-ups logged and reported.
How it unfolded
- Week 1
- Evidence standards and approval thresholds agreed; incident backlog reviewed.
- Weeks 2-4
- First claims prepared under the new pipeline; submission cadence established.
- Ongoing
- Steady-state: capture at turnover, case prep on incident, owner-approved filing.
Results for damage claims
88% of submitted claims were approved by the platform during the engagement. Zero claim-related retaliatory reviews followed filings in the period. Incidents stopped being absorbed silently, each got a documented decision: file, or consciously skip. The owner regained confidence to enforce house rules.
Claim approval rate
Before: Untracked / frequently abandoned
After: 88%
Claim-related retaliatory reviews
Before: Feared; deterrent to filing
After: 0%
Evidence capture
Before: Ad hoc, post-incident
After: Default at every turnover
Homestead's words
“When we started with Lodging Gurus, we were accustomed to the holiday rental market. We were looking for someone that would not just help us save time but also treat our property with care. Ahmad & his team have more than delivered with this experience. Our rental calendar is booked out in advance & every time I walk into any of our rentals, I marvel at the level of maintenance & care that working with them has brought.”
How we measured results for damage claims
- Approval rate = claims approved ÷ claims submitted during the engagement window.
- Retaliation rate = reviews assessed as claim-retaliatory following filings ÷ claims filed.
- Source: Lodging Gurus Claims & Disputes case study (page references in docs/claims-register.md).
- Platforms decide claims under their own policies; past approval rates do not guarantee future outcomes.
- Results depend on evidence quality, which the turnover process must feed, claims support alone can't reconstruct missing documentation.
- Review behavior varies by guest; a zero-retaliation period is an outcome, not a promise.
