Airbnb management fees: flat fee vs percentage

By Danyal Rayan, Lodging Gurus · Last checked: October 19, 2026

Percentage-based Airbnb managers usually charge between 10% and 25% of your revenue, depending on how much on-site work is included, so their fee grows every time you earn more. A flat fee stays the same however much you book, which usually costs less once a listing earns more than a few thousand dollars a month.

How percentage pricing works

At the low end, around 10%, you usually get listing setup, pricing and guest messaging, and you handle cleaning yourself. Evolve's Core plan is 10% per booking and Awning's Essential plan is 10% to 15%. At 18% to 25%, full-service plans add cleaning, restocking and maintenance coordination, like Awning's Full Service plan. Fairly sits at 20% of rent with a local caretaker included.

How flat-fee pricing works

You pay a fixed amount per listing. With Lodging Gurus, that's $79 per listing per month plus 30 cents for every dollar of average nightly rate above $150, with $12 more for weekly revenue management. You pay your cleaners, vendors and software subscriptions directly.

Why a flat fee is still a motivated fee

A percentage manager earns more when a guest pays more. A flat fee per listing earns more only when you add a listing, so the manager's incentive is to take enough off your plate that you can scale. With us, every dollar a listing earns above last month stays yours, and the next listing you buy is the one that pays us.

What you'd pay at three revenue levels

Five listings, all at the same revenue level, per month:

$2,000$180$1,000$1,500$2,000$2,500$500

$10,000$450$5,000$7,500$10,000$12,500$905

Our fee includes weekly revenue management. It rises a little with your average nightly rate, by 30 cents per dollar above $150, but not with your revenue. You pay your cleaners and software directly with us, which is part of why the fee can stay flat.

When a percentage makes sense

If a listing earns very little, a low percentage can cost about the same as a flat fee. A full-service percentage can also make sense when you want one company to employ the cleaners and handle everything on the ground, as long as you've priced what that adds against a flat fee plus a local cleaner of your own.

Questions to ask any manager

  • Is the percentage taken from gross or net revenue, and does it include cleaning fees?
  • Are there onboarding, setup or exit fees?
  • What's the notice period to leave?
  • Who owns the listing and its reviews if you leave?
  • Are maintenance and supply costs marked up?
  • Who pays for software such as the PMS and pricing tools?
