Big Bear vacation rental management
We've managed a four-bedroom, 12-guest cabin in Big Bear Lake for two years, pricing it around ski season, summer on the lake and the slow months in between.
Last checked: October 2026
How the Big Bear market moves
Big Bear Lake has about 1,836 active Airbnb listings, with average occupancy around 31% and an average nightly rate near $433 (Rabbu, April 2026). December and January bring the most revenue and July and August are a second peak, while May and June are the slowest months.
What that means for Big Bear pricing
We price ski-season weekends and holidays early, protect them with minimum stays, build a separate summer strategy around the lake and fill the slow spring weeks with weekday and last-minute pricing instead of discounting the whole calendar.
Check which rules apply first
Inside the City of Big Bear Lake, the City's vacation rental program applies. Unincorporated areas such as Big Bear City, Fawnskin and Sugarloaf follow San Bernardino County's permit rules instead. We check which side of the line your address is on before anything else, because a mailing address doesn't decide which rules apply.
Inside the City of Big Bear Lake
- Vacation rentals run under the City's Vacation Rental Ordinance 2023-518, and the City offers an owner and agent certification exam.
- Stays of 28 days or fewer pay a 10% transient occupancy tax plus a 3% Big Bear Lake Tourism Business Improvement District assessment.
- You file the City's tax form every month, even when you had no bookings.
- Airbnb collects and pays the 10% tax for you but not the 3% assessment, so you file and pay that yourself.
Unincorporated Big Bear areas
The San Bernardino County rules on our Lake Arrowhead page apply, including the yearly permit, the permit number on every listing and the 30-minute phone response.
