Airbnb listing optimization

Airbnb listing optimization service

We rebuild Airbnb listings so they show up in more searches, win more clicks and turn those clicks into bookings. For one 20-listing client, 16 of the 20 listings reached the first page of Airbnb search, with an average nightly rate nearly $70 above comparable local listings.

Five steps

How we do it

  1. Diagnose the funnel first.

Airbnb's funnel has three stages: search impressions, clicks into the listing and completed bookings. We pull 30 and 90 day conversion data for every listing before we change a single word.

  2. Build the comparison set.

Each listing is matched with its five to ten closest competitors on location, property type, guest capacity, bedrooms and amenities. The pattern across that set writes the brief, not any one successful listing.

  3. Win the click.

Titles are rewritten under 50 characters to sell one specific reason to book, with three versions per listing measured before we change again. The cover photo is chosen to read at thumbnail size, and the first five photos follow the order guests ask in: the main room, where they sleep, the kitchen and bathroom, then what justifies the price.

  4. Earn the booking.

Descriptions are rebuilt on the property's actual selling points, using language from competitors, guest reviews and the destination. A 14-point amenity audit against the actual property closes the filter gaps that keep listings out of searches they qualify for.

  5. Price the visibility.

For ongoing clients, we review the next 30 to 60 days against comparable properties every week and aim discounts at specific weak dates, so the rate premium holds while occupancy rises.

About photos

We don't run photo shoots ourselves. We tell you which shots are missing, choose the order and enhance the photos you already have, adjusting only light, contrast and color so every photo still shows the space as it is. If the listing needs new photos, we hire a good photographer in your area: you set the budget, we handle the brief, the coordination and the scheduling from there.

FAQ

Listing optimization, answered.

It's improving everything that decides whether your listing shows up in search, gets clicked and gets booked: the title, cover photo, photo order, description, amenities and pricing.

A one-time optimization costs one night at your average nightly rate, with an $80 minimum. Ongoing optimization comes with revenue management, from $25 to $100 per listing per month.

Not ourselves. We tell you which shots are missing, set the order and enhance light, contrast and color on the photos you have. If the listing needs a shoot, we can hire a good photographer in your area: you give us the budget and we handle the coordination and scheduling from there.

No. A listing with 1,000 views and no bookings has the bigger problem. We measure each stage of the funnel and fix the weakest one first.

As an ongoing service they come together, because price and listing quality work as one. If you only want the listing work, a one-time optimization is available on its own, without revenue management, for one night of your average nightly rate.
