Lodging Gurus, in brief
What is Lodging Gurus?
Lodging Gurus is a remote operations and revenue team for Airbnb hosts and property managers. We price your listings daily, rebuild the listings themselves, answer guests around the clock and coordinate your cleaners and vendors, for one flat monthly fee per listing instead of a percentage of your revenue.
Who runs Lodging Gurus?
Lodging Gurus is run by three partners: Ahmad Aziz (Managing Partner), Ahmed Malik (Partner, Revenue) and M. Babar (Partner, Operations). Every client portfolio has a named partner behind it and all three sit on the same weekly review. Ahmad leads client strategy and pricing, Ahmed leads revenue management and listing performance and Babar leads guest operations, cleaners, vendors and claims.
How much does Lodging Gurus charge?
Lodging Gurus charges one flat monthly fee per listing, never a percentage of your revenue. Full remote management starts at $79 per listing per month, plus 30 cents per dollar of average nightly rate above $150, with a $200 monthly minimum. Revenue management plans run from $25 to $100 a listing and one-time listing optimization starts at $80.
Is Lodging Gurus legit?
Lodging Gurus can be checked before you commit. Our Upwork agency profile shows verified reviews, a 100% Job Success Score and Top Rated status across 31 jobs. The portfolios we manage booked $14M last year. There is no long-term contract or notice period. If you don't see the value in your first 30 days, you don't pay for them.
Lodging Gurus vs Awning
Lodging Gurus charges a flat monthly fee per listing. Awning takes 10% to 15% of revenue on Essential and 18% to 25% on Full Service (its pricing page, October 19, 2026). At $5,000 a month per listing, Awning Essential is $500 to $750 a listing against our $121. Full Service covers cleaning; with us you pay your cleaners directly.
Lodging Gurus vs Evolve
Lodging Gurus charges a flat monthly fee per listing and coordinates your cleaners and vendors. Evolve takes 10% of each booking on Core and 15% on Plus, plus a $250 onboarding fee, with cleaning left to you (its plans page, October 19, 2026). At $5,000 a month per listing, that is $500 to $750 a listing against our $121.
Partnering With Us
We charge a simple flat fee per listing per month, priced by your listings' average nightly rate. We never take a percentage of your revenue, so your profits stay in your pocket.
Use the pricing calculator on this site for an estimate for your portfolio. Final pricing is confirmed at signing from your trailing-12-month booked nightly rate and locked for 12 months.
No. You can partner with Lodging Gurus from anywhere: we work remotely, so what matters is where your property is, not where you live. Our team manages properties across North America, the United Kingdom and Asia-Pacific today.
Before we start working together, we'll research the regulations, laws and market conditions for your property's location, so the service we set up fits it and stays compliant.
No. There is no long-term contract and no notice period. Our process begins with a first meeting, after which we send you a scoped plan and a short month-to-month agreement for your perusal, so you fully understand our terms, responsibilities and commitments. During the meeting, we will discuss your specific needs, our services and how we can tailor our offerings to best suit your requirements.
No retainer is due until you approve the plan, and you can leave whenever you want. Your account, your reviews, your photos and every playbook we build for you stay yours. We strive for transparency and openness, and we encourage you to raise any queries or concerns you may have at any point during this process.
Lodging Gurus does assist in the procurement of cleaning & maintenance staff but does not perform this service itself, and instead relies on a network of contractors and vendor specialists.
When you join us, we'll ask you whether you'd like us to resolve maintenance issues immediately for you, or if you'd like to be contacted first. You can update this preference at any time, and you can also allocate a budget for various types of repairs.
If anything in your property needs repairing, we will have a protocol in place with the house-keeping team where they will alert us as soon as they notice the problem and provide photos. Depending on your preference, we'll either resolve the issue immediately for you or our support team will get in touch with you. If you've asked us to resolve any issues immediately but we can't repair the problem within your allocated budget, we'll get in touch to discuss your options.
Guest Management and Reviews
Our team is in constant touch with your cleaning crew, and if a guest damages your property, the cleaners will alert us as soon as they notice the problem and provide photos. We'll contact the guest via the platform they booked through, and request they pay for the damages. If a guest declines to do so, we'll raise the case with either AirCover (Airbnb Insurance) or any other, depending on the booking site.
At Lodging Gurus, we set the bar high for guest interactions. Our standard is a first response within 10 minutes, and across the portfolios we manage the average first response comes in under that. This rapid response isn't just a goal for us, it's our standard and a defining factor that sets us apart from the competition.
We understand that hospitality is a round-the-clock job, and therefore, our diligent team operates 24/7. Whether it's in the middle of the day or late into the night, you can rest assured knowing that we're always available to swiftly handle all guest inquiries.
Airbnb gives hosts both a response rate and a response time. Your response rate reflects the percentage of booking requests and enquiries you've responded to within 24 hours over the past 30 days.
Your response rate is most important, as it affects where your property ranks in search results and also impacts your super host status. Your response time is the average time it took you to respond to any messages over the last 30 days. If you respond to a message after 24 hours, your response time will increase. This doesn't affect your search results as such, but may discourage potential guests from booking your stay. However, it's handy to know that the time you take to respond to any follow-up messages from guests doesn't impact your host response time.
Our team uses innovative property management software like Operto, Breezeway, and Guesty to streamline the scheduling and oversight of cleaning and maintenance tasks. This ensures an effective and organized approach to maintaining all the properties we manage.
After each cleaning service, we set up a protocol with your cleaners to provide us with date and time-stamped photos of each part of the house. This meticulous practice isn't just about ensuring that no corner is left untouched, but it also aligns with Airbnb's love for photo evidence. This process enables us to uphold high-quality standards and provides a transparent record of the cleanliness and readiness of your property for each new guest.
We provide guests with the check-in details via the platform, and check up with them on the day of arrival too. In the unlikely event that the guest has trouble getting into the home, we have guest services available 24/7 to help talk them through it.
Absolutely, your involvement is always welcomed. Our 24/7 guest experience team is always on deck, efficiently responding to any and all guest queries via message or phone call. However, should you wish to relay a specific message or communicate directly with your guests, we're more than happy to facilitate this and your access to the platform will not be removed when you partner with us.
We've got this covered! The Lodging Gurus team will handle all guest reviews.
Ensure your home is in good working order (plumbing, heating, Air Conditioning, etc.) and notify us if anything changes. We also regularly monitor your ratings to ensure we're doing everything we can to get you great reviews. Your account manager will get in touch with any constructive guest feedback.
Mastering Your Listing & Hosting
The selection of platforms where we list your property hinges on your preferred rental duration. At Lodging Gurus, we strategize with a blend of short-term, medium-term, and long-term rentals to maximize your returns.
With your dedicated account manager, you can discuss and define the rental durations you prefer. Plus, our digital host dashboard allows you to conveniently update your preferences as and when you like. Should you wish to avoid listing on a particular platform, we're just a notification away.
For short-term rentals, we typically list on platforms such as Airbnb, Booking.com, VRBO, and Expedia. For longer-term rentals, we utilize websites like Zoopla, HomeLike, RightMove, Morning Croissant, CityLets, NestPicks, and UniPlaces. With this approach, we ensure your property gains maximum visibility across the most relevant platforms.
There's a multitude of reasons why Lodging Gurus has chosen to prioritize platforms like Airbnb and VRBO:
1. Risk Management: While there have been instances of scams or spam resulting in chargebacks to owners on VRBO/HomeAway, they have made improvements in this area and we continue to monitor it closely. Other platforms have offered limited to no protection for properties, a stark contrast to Airbnb and VRBO, which both offer $1,000,000 host protection policies.
2. Guest Safety & Security: Our priority is to ensure a safe and secure environment for hosts and guests. Platforms like Airbnb go the extra mile in conducting background checks for U.S.-based guests and hosts. They cross-verify user information with public records of convictions and sex offender registries. This significant step towards guest safety is not commonly found on other platforms.
3. Enhanced Visibility & Reviews: Reviews are the lifeblood of a successful hosting experience. They build trust, increase visibility, and help improve our ranking. Statistically speaking, for every 4 bookings on other platforms, there is usually only 1 review. In contrast, Airbnb averages around 3 reviews for every 5 stays. This difference is significant because every booking we secure on another platform could potentially have been a booking, and subsequently a review, on Airbnb.
Of course – you know your property better than anyone else! We'll work closely with you to get the information we need to create a perfect listing for potential guests. You'll be in touch with our onboarding team whilst we create your listing, and you can easily upload information about your rental property via our host dashboard.
