Lodging Gurus vs Vacasa

Vacasa doesn't publish a management rate and quotes each property, and since Casago completed its acquisition of Vacasa on April 30, 2025, former Vacasa markets have moved to local franchise owners and regional managers. Lodging Gurus publishes one flat monthly fee per listing, so you know your price before you call.

What five listings would pay with Vacasa or with us

Vacasa's fee is quoted per property, so there is no published figure to put beside ours. For five listings earning $5,000 a month each, Lodging Gurus costs $605, or $545 without weekly revenue management, plus your own cleaners and software. Ask Vacasa for a quote on the same five listings and put the two side by side.

What changed at Vacasa

In August 2026, Casago said it had completed the sale of all former Vacasa markets, now led by local franchise owners, destination businesses or larger regional managers. If you're a Vacasa owner, check which company now holds your management agreement and who handles your bookings, payouts and service.

What you get with Vacasa

A per-property quote that Vacasa says depends on location, bedrooms and amenities, covering housekeeping, maintenance, guest service and marketing, run by whichever local operator now holds your market. Ending the agreement takes 90 days' notice.

What you get with Lodging Gurus instead of Vacasa

A published price, no notice period and your listings in your own accounts, with a remote team handling guests, pricing and operations and your local cleaners kept in the loop. The first 30 days are free if you don't see the value.

A flat fee is not an unmotivated fee

A percentage manager earns more when a guest pays more. We earn more when you add a listing, because the fee is per listing. So our incentive is to take enough work off your plate that you can scale, and scaling is how we grow with you. Every dollar a listing earns above last month stays yours, and the next listing you buy is the one that pays us.

Common questions

Vacasa and Lodging Gurus, answered.

Vacasa quotes each property. Its site says the fee is tailored to the home and varies by location, bedrooms and amenities, and no rate is published. Ours is on this site: $79 per listing per month plus 30 cents per dollar of average nightly rate above $150.

Yes. You go live with us in 3 days. Check your current agreement's notice period first, and we'll time the handoff so no booking falls through the gap.
