What five listings would pay with Evolve or with us

For five listings earning $5,000 a month each, Evolve Core would cost $2,500 a month and Plus $3,750, plus $350 in onboarding fees. Lodging Gurus costs $605, or $545 without weekly revenue management, with no setup fee.

What you get with Evolve

A listing on Evolve's site and the major booking sites, prices set by its SmartRates tool, inquiries and pre-stay messages handled and a local contact you choose for the stay itself. Cleaning and maintenance are yours to arrange and pay for, with introductions to local partners. No long-term contract.

What you get with Lodging Gurus instead of Evolve

A team that prices every day and answers every guest around the clock, and that schedules, checks and follows up with your cleaners and vendors so turnovers don't depend on you. One flat fee per listing, no onboarding fee, your own accounts and no notice period.

A flat fee is not an unmotivated fee

A percentage manager earns more when a guest pays more. We earn more when you add a listing, because the fee is per listing. So our incentive is to take enough work off your plate that you can scale, and scaling is how we grow with you. Every dollar a listing earns above last month stays yours, and the next listing you buy is the one that pays us.

Common questions

Evolve and Lodging Gurus, answered.

The owner arranges and pays for cleaning and on-site care. Evolve says it connects owners with vetted local partners.

We schedule, check and follow up with your local cleaners or hire them for you. You pay them directly.

Evolve says there is no long-term contract, and neither do we. The difference is the exit: with us there is no notice period, and your listings were in your own accounts from day one.
