How to choose
Every manager on this page will say they'll make you more money. Judge them on five questions instead, in this order.
What do you keep?
A percentage grows every time a guest pays more. At $5,000 a month per listing, a 15% fee is $750 a listing, every month, forever. Our fee for that listing is $121, and it doesn't move when you have a record month. Run your own numbers before you read anyone's brochure.
Who carries the risk?
Most managers want a contract and a notice period before they've proven a thing. We ask for 30 days. If you don't see the value, you don't pay for them. After that there is no notice period, and your listings sit in your own accounts the whole time, so leaving is a decision, not a project.
How fast are you live, and what does the door cost?
Onboarding fees, photo shoots and migration weeks are a toll on the way in. We go live in 3 days with no setup fee, and we make the awkward call to your current manager for you.
What happens at 2 a.m. and on turnover day?
A manager's business hours are not your guests' hours. Our team answers around the clock with an average first response under 10 minutes, runs your cleaners and vendors with photo-verified turnovers and files damage claims with the evidence already captured.
Whose growth does the fee reward?
A percentage rewards your manager when you raise prices. A flat fee per listing rewards us only when you add a listing, so our whole job is to make the next one easy to run. If you want one company to employ the cleaners and own everything on the ground, ask what that adds to the percentage, then compare it with our fee plus a local cleaner. We'll run that math with you on the call.
A flat fee is not an unmotivated fee
A percentage manager earns more when a guest pays more. We earn more when you add a listing, because the fee is per listing. So our incentive is to take enough work off your plate that you can scale, and scaling is how we grow with you. Every dollar a listing earns above last month stays yours, and the next listing you buy is the one that pays us.
