Revenue management
Airbnb revenue management
Lodging Gurus is a remote revenue management team for Airbnb and vacation rental listings. A dedicated revenue manager adjusts your prices and stay rules every day, and you get a weekly strategy call with the founders, including a PriceLabs Ambassador.
Proof
In September 2026, the 13 listings in a Las Vegas portfolio with a year-earlier comparison earned 26.1% more than the previous September, in a market where short-term rental revenue per available night was down about 12% over the past year.

How it works
Four steps, from discovery to daily decisions.
Discovery: understand your portfolio.
We audit your markets, booking channels, current pricing, calendars and past performance to find quick wins and longer-term opportunities.
Strategy: build your revenue playbook.
We set base prices, seasons, demand rules, channel promotions and length-of-stay settings that match your goals.

How one holiday night's price is built: seasonality, demand, a far-out premium and safety limits. Daily optimization: adjust to live demand.
We watch pacing, events, competition and booking patterns, then adjust prices and rules so your listings stay competitive every day.

A client portfolio in PriceLabs. Listing and owner names are blurred.
Holiday demand priced months ahead. Visibility and action: turn data into decisions.
You get clear reports, next steps and ideas for growth, so you always know what's working and where to push next.
We diagnose before we discount
The largest listing in the Las Vegas portfolio entered August priced near $907 a night, 38% above the same month a year earlier, and its nights sold had fallen 57%. We kept the weekend premium, brought weekday rates back in line and left six of the 19 listings alone because they were already priced right. That listing's next booking landed 13 days later: $3,688 for three nights.
Your goals set the target
Revenue management doesn't always mean chasing the most revenue possible. One client, already up 20% in revenue per available night, asked us to keep their revenue under a tax threshold. We built the pricing strategy to do exactly that.
Filling the slow months in seasonal markets
In markets with strong seasons, short-term guests alone can't fill the slow months. So we also put your home in front of guests who stay a month or longer. We list it on corporate housing platforms, Furnished Finder and Zillow, and we reach out to insurance companies that need somewhere for families to stay while their own home is repaired. In the UK, we use theSqua.re and OWL Marketplace.
Tools and systems
We work in PriceLabs, Beyond, AirDNA, Rabbu and the PriceLabs Market Dashboard, and we work inside OwnerRez, Hostaway, Hospitable, Guesty, Lodgify, Hostfully, Uplisting and Cloudbeds.
Reporting
You get a live dashboard, plus reports emailed on the schedule you want: daily, weekly, twice a month, monthly or quarterly. Pick the numbers you care about, such as occupancy, average nightly rate, revenue per available night and pacing against last year.
Revenue management pricing
Revenue management comes with ongoing listing optimization, from $100 per listing per month for one or two listings down to $25 per listing for 50 to 100. On full management, weekly revenue management is a $12 per listing add-on. See pricing

Common questions
Revenue management, answered.
Revenue management is setting your nightly prices, minimum stays and discounts so each listing earns as much as it can across the year, based on demand in your market. In practice it means daily price changes, rules for weekends and events, filling gap nights and tracking pacing against last year.
PriceLabs is a tool. Someone still has to set base prices, seasons, rules and limits, then check them against what's actually booking. That's the work our revenue managers do every day.
No. We find which listings are actually mispriced first. In our Las Vegas case study, six of 19 listings were priced right and we left them alone.
From $100 per listing per month for one or two listings, down to $25 per listing for 50 to 100, including ongoing listing optimization. On full management it's a $12 per listing add-on.

Yes. Your goals set the target. We've built a strategy to keep a client's revenue under a tax threshold while their revenue per available night was up 20%.
In seasonal markets, we add guests who stay a month or longer. We list your home on corporate housing platforms, Furnished Finder and Zillow, and reach out to insurance companies housing displaced families. In the UK, we use theSqua.re and OWL Marketplace.
